摘 要:文章分析了个人住房信贷政策对房地产价格的影响机制,并选取2006-2019年季度数据,建立向量自回归(VAR)模型,实证研究了个人住房信贷政策对房地产价格的影响。研究发现,房地产价格会随着个人住房信贷政策的调整而有所波动,个人住房信贷政策的扩张会推动房地产价格的上涨,与贷款利率相比,个人按揭贷款规模对房地产价格的影响更加明显。This paper theoretically analyzes the influence mechanism of personal housing credit policies on real estate prices,and selects the data of the quarter from 2006 to 2019 to establish the VAR model to empirically study the influence of personal housing credit policies on real estate prices.The research finds that the real estate price will fluctuate with the adjustment of personal housing credit policy,and the expansion of personal housing credit policy will promote the rise of real estate price.Compared with the loan interest rate,the scale of personal mortgage loan has a more obvious impact on the real estate price.
