房地产价值估算与房地产投资策略分析

摘　　要：房地产区位价值是房地产投资与开发重点考虑因素之一。本文利用协方差分析法对武汉市历年数据进行分析,根据关联度值确定房地产区位价值影响因素主要为产业、交通、环境以及人口组成成分等要素,在此基础上综合类比量化定价法估算房地产区位价值,并根据实际提出合理建议。Real estate location value is one of the important factors of real estate investment and development.This paper analyzes historical data in Wuhan city by using the covariance analysis,and determines the major factors that influencing the location value of real estate industry according to the correlation value,named industry,traffic,environment,and population composition of elements.On the basis,accurately estimates the real estate location value with the comprehensive analogy quantitative pricing method,and puts forward reasonable suggestions.
