层次分析法视角下的北京老旧小区更新策略研究

摘　　要：我国如今已由新城建设逐步过渡到城市更新阶段。北京市老旧小区存量巨大,进行老旧小区适应性更新改造对于完善建筑使用功能、改善人居环境、提升城市魅力等方面都具有重要意义。老旧小区更新改造过程当中,了解居民的自身切实需求、划分更新项目的建设优先次序是其中的重要环节。采用层次分析法对老旧小区更新内容进行权重计算,得到紧迫程度排序,为更新流程提供科学理论依据。并以此为基础,确定关键更新改造内容的设计思路与方法。China has now gradually transitioned from new city construction to urban renewal. There is a huge stock of old communities in Beijing. The adaptive renovation of old communities is significant for improving the use of buildings,improving the living environment,and enhancing the charm of the city. Investigating the actual needs of residents and prioritizing the construction of renewal projects is an important part in the process of renewal and reconstruction of old communities. The analytic hierarchy process should be used to calculate the weight of the updated content of the old community,and the rank of urgency should be obtained,which could provide a scientific basis for the update process. And on this basis,the design plan and ideas of important update content could be determined.
