基于灰色关联分析法的安徽省长丰县房地产市场需求影响因素研究

摘　　要：在安徽省长丰县的分行业固定资产投资中,房地产业投资占比逐年上涨,房地产业已经成为长丰县政府财政收入的重要来源之一。针对2013-2020年安徽省长丰县房地产市场的实际运行情况,结合经济学经典供求理论,采用灰色关联分析法对影响长丰县房地产市场需求的具有代表性的七个因素进行实证分析,从而得出长丰县房地产市场需求因素中各影响因素的相对重要性,经过研究分析得知房地产投资额对房地产市场需求的影响程度最大。通过对实证结果进行详细分析,并提出相应的建议,从而为促进长丰县房地产市场的良性发展提供参考。In the fixed asset investment by industry in Changfeng County, Anhui Province, the proportion of real estate investment has increased year by year, and the real estate industry has become one of the important sources of Changfeng County government’s fiscal revenue. This paper aims at the actual operation of the real estate market in Changfeng County, Anhui Province from 2013 to 2020, combined with the classic supply and demand theory of economics, and uses the gray correlation analysis method to conduct an empirical analysis of seven representative factors affecting the demand for the real estate market in Changfeng County. Based on the relative importance of the various influencing factors in the real estate market demand in Changfeng County, after research and analysis, it is known that the amount of real estate investment has the greatest impact on the real estate market demand. Through detailed analysis of the empirical results, and put forward corresponding recommendations, so as to provide references for promoting the healthy development of the real estate market in Changfeng County.
