摘 要:分析商铺租金的空间结构,探讨其影响因素,对县级市的经济实力、消费水平、土地利用和城市规划研究有一定的参考价值.以新乡市中心城区商铺租金的实际调查数据为基础,运用多因素综合评价法、GIS空间分析法等,通过总结新乡市商铺租金的空间分布规律特征,进而探讨商铺租金的影响因素.结果表明:①新乡市商铺租金在空间呈高度的自相关性,租金水平呈近环状由市中心逐步向外围衰减,在市中心周围和西南方向存在高值异常区以及郊区存在低值异常区;②高-高(HH)集聚类型主要分布在解放大道东、和平大道西、向阳路北、平原路南的区域,低-低(LL)集聚类型主要分布在京港澳高速东、宏力大道北、西环路及南环路西的区域;③在商铺租金的影响因素中,交通条件、商服中心对商铺租金分布结构影响较大,人口密度和教育设施等公共配套完备性对影响租金结构局部分异.This paper analyzes the spatial structure characteristics of shop rent and discusses its influencing factors so as to provide reference for the study of economic strength,consumption level,land use and urban planning of county-level cities.Based on the survey data of shop rent in the central of Xinxiang City,this paper summarizes the spatial distribution characteristics by using multifactorial comprehensive evaluation and GIS spatial analysis in order to discuss the influence factors.There is a high degree of autocorrelation in the space of the shop rent in Xinxiang,and the rent decreases gradually from the center to the periphery,however,it also exists high value abnormal areas around the city center and the southwest,while the low value abnormal areas in the suburbs.The high-high(HH)clustering types are mainly distributed in the areas of the east of Jiefang Road,the west of Heping Road,the north of Xiangyang Road and the south of Pingyuan Road,while the low-low(LL)aggregated types are mainly distributed in the areas of the east of the Beijing-Hong Kong-Macao highway,the north of the Honglidadao Road,the west of Xihuan Road and Nanhuan Road.Traffic conditions and the center of business service have a greater influence on the distribution structure of the shop rent,while the effects of population density and educational facilities on rent structure partial difference.
