海南省旅游业与房地产业的时空耦合发展研究

摘　　要：基于2009—2019年海南省旅游业和房地产业发展相关数据,运用熵权法、耦合协调度、相对发展度以及Tobit回归等方法和模型,对海南省旅游业与房地产业耦合协调度的时空变化及影响因素进行定量分析。研究表明:第一,国际旅游岛建设以来,海南省旅游业与房地产业的耦合度表现出拮抗—磨合—拮抗的变化过程,耦合协调度表现出严重失调—初级协调—近协调的发展特征,耦合协调类型表现出旅游业占优—房地产业占优—旅游业占优的演化轨迹;第二,海南省各市县旅游业与房地产业的耦合度表现较为稳定,均处于拮抗阶段;三亚市和海口市的耦合协调度处于初级协调和近协调状态,其余地区耦合协调度水平较低,东部沿海地区高于其他地区;第三,各市县耦合协调度表现为四种类型:旅游业占优型、房地产业占优型、旅—房优势转换型和房—旅优势转换型;第四,房地产业发展、基础设施、城镇化和区位条件对旅游业和房地产业耦合协调发展具有促进作用,经济发展水平对二者的耦合发展具有抑制效应,旅游业发展和政府政策的效应不显著。Based on the data of tourism and real estate industries in Hainan Province from 2009 to 2019,the quantitative analysis of the spatial-temporal changes and influencing factors of coupling coordination degree between tourism and real estate industries in Hainan Province is conducted with the entropy weight method,the coupling coordination degree model,the relative development degree model and the Tobit regression model.The results show as follows.First of all,since the construction of the international tourism island,the coupling degree of tourism and real estate industries changes from rivalry to adjustment and then to rivalry again.Its coupling coordination degree between tourism and real estate industries in Hainan Province changes from severe maladjustment to primary coordination and then to near coordination.The coupling coordination type evolves from tourism in dominance to real estate in dominance and then to tourism dominance.Secondly,the coupling degree between tourism and real estate in cities and counties of Hainan Province is relatively stable,and both of them are in the rivalry stage.The coupling coordination degree between Sanya and Haikou is in the primary coordination and the near coordination state,while that in other areas is low.Such degree in the eastern coastal areas is higher than that in other areas.Thirdly,there are four types of coupling coordination degree among cities and counties:tourism in dominance,real estate in dominance,tourism and real estate advantage conversion as well as tourism and real estate advantage conversion.Fourthly,the development of real estate industries,infrastructure,urbanization and locational conditions can promote the coupling coordinated development of tourism and real estate industries,while the level of economic development can inhibit the coupling development of both.Besides,the effects of tourism development and government policies are not significant.
