摘  要:借款人出生地差异本质为移民差异和地区差异,但现有研究未考察借款人出生地差异对房贷发放的影响。对2013年1月至2016年12月广州市二手房交易数据研究发现,相对本地出生借款人,外地出生借款人房贷拒贷率更高,获得本地商业银行贷款概率更低,商业贷款数量更小,但获得公积金贷款概率更高,公积金贷款数量无差异。因此,房贷发放存在明显借款人出生地差异。为解决移民住房融资问题,应改革户籍制度消除借款人出生地差异对房贷发放的影响。Born status gap refers to migration status gap and regional gap per se. Unfortunately, the extant literature fails to explore the effects of born status gaps on mortgage originations. Employing the unique resale transaction data sets of Guangzhou city from January 2013 through December 2016, this research finds that relative to local born borrowers, the non-local born borrowers have higher residential mortgage rejections from lenders. Second, the no-local born borrowers have less likelihood to acquire commercial mortgage but greater likelihood to acquire housing provident fund than local born borrowers. Third, the non-local born borrowers acquire less commercial mortgage than local born borrowers. To satisfy non-local born borrowers’ financing demand for residence, borrower’s born status gaps should be ruled out by virtue of household registration system reform.
