北京市装配式保障性住房标准化设计优化研究

摘　　要：北京商品房较高的价格使许多中低收入家庭无力购买商品房,保障性住房供给成为解决中低收入家庭住房问题的重要途径之一。北京保障性住宅目前均已采用装配式的建造方法,保障性住房标准化设计是实施装配化建造的前提,进而推进了保障性住房的建设速度。但目前北京现有的装配式保障性住房仍然存在户型与《北京市保障性住房规划与建筑设计导则》有差异且类型较多、预制构件种类繁杂等问题。文章旨在通过优化标准设计,改进现有的装配式保障性住房户型和预制构配件种类繁多等问题。The costly commercial housing in Beijing is unaffordable for the middle and low income families.The supply of indemnificatory housing has become one of important means to solve the housing problem of the foregoing families.At present,the prefabricated construction method has been adopted for the indemnificatory housing in Beijing,and the standardized design of indemnificatory housing is the premise of the implementation of the prefabricated construction.Furthermore,the construction speed is promoted.However,the existing prefabricated indemnificatory housing in Beijing still has some problems.For example,the house layout is different from what it is required in the Guideline for Planning and Architectural Design of Indemnificatory Housing in Beijing.Besides,there are too many layout types and complicated prefabricated components.This paper aims to optimize the standardized design of prefabricated indemnificatory housing so as to solve these problems.
