养老机构入住率影响因素分析及经营定位策略

摘　　要：目的为给不同类型养老机构提供经营定位策略,研究养老机构入住率的影响因素。方法以重庆市1403家养老机构为研究对象,通过问卷调查获得数据,运用多元logistic回归模型和多元线性回归模型分析影响入住率的关键因素。结果多元logistic回归分析显示,公办机构入住率低于民营机构,新机构入住率高于老机构;评估得分越低,入住率越低;大规模投资养老机构入住率两极分化,集中分布在<30%和50%~<80%。多元回归模型结果显示,养老机构入住率与通勤时间(β=-6.242,t=-3.996)、机构投资规模(β=-5.312,t=-5.986)负相关,与护理人数(β=0.521,t=6.219)正相关。公办机构入住率受护理人数(β=0.319,t=2.863)影响,民营机构入住率受通勤时间(β=-14.989,t=-4.129)、机构投资规模(β=9.028,t=-7.828)和护理人数(β=0.792,t=6.573)影响。结论通勤时间、投资规模、护理人数影响入住率。Objective To provide management positioning strategies for different elderly care service institutions,and study the factors affecting the occupancy rate of elderly care service institutions.Methods Data were obtained by investigating 1403 elderly care service institutions in Chongqing,and the multiple logistic regression model and multiple linear regression model were used to analyze the key factors affecting the occupancy rate.Results Multivariate logistic regression analysis showed that the occupancy rate of public institutions was lower than that of private institutions,and the occupancy rate of new institutions was higher than that of old institutions.The lower the evaluation score,the lower the occupancy rate.The occupancy rate of large-scale investment elderly care service institutions was polarized,mainly below 30%and 50%-<80%.The results of the multiple regression model showed that the occupancy rate of elderly care service institutions was negatively correlated with commuting time(β=-6.242,t=-3.996),institutional investment scale(β=-5.312,t=-5.986),and positively correlated with the number of nursing staff(β=0.521,t=6.219).The occupancy rate of public institutions was affected by the number of nursing staff(β=0.319,t=2.863),and the occupancy rate of private institutions was affected by commuting time(β=-14.989,t=-4.129),the scale of institutional investment(β=9.028,t=-7.828),and the number of nursing staff(β=0.792,t=6.573).Conclusion Commuting time,investment scale,and the number of nursing staff can affect the occupancy rate.
