摘 要:探究中国城市的空气质量变化对其住宅地价的影响机理及效应具有重要的理论和现实意义。本文首先从理论层面探讨了空气质量变化对城市住宅地价的影响机理,认为空气质量的改善不仅会直接驱动城市住宅地价的上涨,而且还可能通过城市人口规模变化和产业结构调整的中介效应对住宅地价产生间接影响。其次,通过构建计量经济模型,并利用中国大陆80个环保重点城市2014—2019年的相关统计数据进行了实证检验。结果显示:城市空气质量的改善显著提升了住宅地价,城市PM2.5的年平均浓度每降低1%,城市住宅地价水平将上涨近0.2%。不仅如此,城市空气质量的改善还会通过产业结构调整的中介效应对住宅地价变化产生间接影响,但人口规模变化的中介效应并不明显。最后,本文就有效管控城市地价和引导土地资源的优化配置提出了相关政策建议。It is of great theoretical and practical significance to explore the mechanism and effects of air quality changes on residential land price in Chinese cities.In this paper,the impact mechanism of air quality change on urban residential land price is firstly discussed theoretically.It argues that the improvement of air quality will not only directly drive up urban residential land prices,but may also indirectly affect the residential land price through the mediating effects of urban population size changes and industrial structure adjustment.The empirical test was then conducted by constructing an econometric model and using relevant statistical data for 80 key environmental protection cities in China's Mainland during the period 2014—2019.The results show that improvements of urban air quality significantly increase the residential land prices,with each 1%reduction in the annual average urban PM2.5 concentration increasing residential land prices by nearly 0.2%.Moreover,improvements of urban air quality also have an indirect impact on residential land prices through mediating effect of industrial structure adjustment,but the mediating effect of population size change is not significant.The paper concludes with relevant policy suggestions on effectively controlling urban land price and guiding optimal allocation of land resources.
