摘 要:本文分析了美国、德国、日本和我国房地产贷款发展的经验和教训,为我国银行业适度发展房地产相关贷款,推动房地产业去杠杆,促进经济健康发展提出合理化建议。研究发现,房地产贷款受到国内外银行业普遍重视,规模较大、占比较高;同时,房地产行业对短期因素比较敏感,风险较高且易传导,因此应避免房地产过度金融化。This paper analyzes the experience of real estate loan development in the United States,Germany, Japan and China. It puts forward suggestions for China’s banking industry to moderately develop real estate-related loans, promote deleveraging in the real estate industry and spur healthy economic development.The study notes that real estate loans are a significant component of total lending by the domestic and foreign banking industries. The industry is also sensitive to short-term factors, with high risks and easy transmission of risks. Therefore, excessive financialization of the real estate sector should be avoided.
