摘　　要：既有建筑节能改造市场发展依赖多元主体主导驱动作用,政府、节能改造服务企业、业主依次发挥主导作用是推动既有建筑节能改造市场长效运行的关键.从法律法规、能效标识、激励政策、教育宣传等4个方面梳理国外既有建筑节能改造市场运行实践特征.从法律法规体系、经济激励政策、多元融资渠道、试点示范工程等4个方面分析我国既有建筑节能改造市场运行实践现状.基于多元主体视角,剖析我国既有建筑节能改造市场运行实践困境及致因,提出基于市场发展动态性的既有建筑节能改造主导主体动力演化机理的研究方向.The development of the existing building energy-saving transformation market depends on the leading and driving role of multiple subjects.The key to promoting the long-term development of the existing building energy-saving transformation market is that the government,energy-saving transformation service enterprises and owners play a leading role in turn.From four aspects of laws and regulations,energy efficiency labeling,incentive policies,education and publicity,the paper combs the operation practice characteristics of foreign existing building energy-saving transformation market.The study analyzes the current situation of the operation of China's existing building energy-saving transformation market from four aspects:the system of laws and regulations,economic incentive policies,diversified financing channels and pilot demonstration projects.Based on the perspective of multiple subjects,analyzes the practical difficulties and causes of the operation of the existing building energy-saving transformation market,and puts forward the research direction of the dynamic evolution mechanism of the leading subject of the existing building energy-saving transformation based on the market development dynamics.
