摘 要:以湖南省14个市(州)为研究对象,基于空间自相关、特征价格模型、回归模型等分析方法,对湖南省民宿价格的空间分异特征及驱动机制展开系统研究。结果表明:(1)湖南省民宿价格集聚效应相对较弱,集聚高值区主要分布在核心景区及其周边。高值区分散分布于张家界中部以南地区,常德市中部地区,岳阳市东部,长沙市中部,湘潭市西北部,邵阳市、衡阳市、永州市三市交界处,永州市南部和郴州市中部小范围区域。(2)民宿的自身属性对民宿价格影响显著,其影响与区位环境因素中的景点因素呈现不同趋势。(3)民宿的建筑环境因素对民宿价格影响较为显著,民宿配套设施的完备程度在一定程度上直接影响民宿价格的高低。(4)消费者更加偏好兼具体验感与娱乐性的民宿,且经营主体对民宿价格的影响有限。Choosing 14 cities and prefectures in Hunan Province as the object,this study systematically studies the spatial differentiation characteristics and driving mechanism of Bed and Breakfast lodging(short as“B&B”)prices in Hunan Province based on the analyzing methods of spatial autocorrelation,hedonic price model and regression model.The results show that:(1)The price agglomeration effect of B&B in Hunan Province is relatively weak,and the highly agglomerating areas mainly locate in core scenic spots and their surroundings.High value districts are scattering in the south of the center of Zhangjiajie City,along with the central part of Changde City,the east of Yueyang City,the center of Changsha City,the northwest of Xiangtan City,the junction amongst Shaoyang City,Hengyang City and Yongzhou City,and a small area in the south of Yongzhou City and the central part of Chenzhou City;(2)The properties of B&B have a significant impact on the price of it,which shows a different trend from the scenic spot factors in the location environment;(3)The price of B&B facilities has a direct influence on the price of its facilities;(4)Consumers prefer B&B that is both experiential and entertaining,and the impact of business entities on B&B prices is relatively limited.
