社区微更新项目全流程管理探索——以上海市芦潮港社区律动园为例

摘　　要：社区微更新项目的全流程管理是提升项目品质的重要抓手。文章介绍了上海芦潮港社区律动园微更新项目从立项、调研、设计、实施到使用后评价的全流程。项目践行以人为本的城市更新理念,介入社区营造和多元共治的更新模式。通过民意征集、问卷调研、审查会、居民听证会及使用后评价等方式,探索了社区微更新项目管理的全流程,以此提升居民的社区事务参与度和对设计结果的认同。借助实际案例讨论了社区微更新的全流程,证实以全流程管理和精细化治理的公共空间微更新模式的可行性和合理性,以此提高设计师决策的正确性,平衡设计矛盾,为社区微更新项目提供指导和借鉴意义。The whole-process management of community regeneration is an important means to improve project quality.This paper introduces the whole process of Lyudong Park from project establishment,investigation,design,implementation and post-occupancy evaluation(POE).The project practices the concept of peopleoriented urban regeneration and intervenes in the regeneration model of community building and multi-governance.The whole-process management of community regeneration project is explored through public surveys,questionnaires,review meetings,resident hearings and POE,as a way to enhance residents’participation in community affairs and recognition of the design results.This paper discusses the whole process of community regeneration with the real case,and confirms the feasibility and rationality of the public space regeneration model with whole-process management and refined governance,so as to improve the correctness of designers’decisions,balances design conflicts,and provides guidance and reference for community regeneration projects.
