摘 要:在北京等特大型城市的中心城区,由于历史原因普遍存在幼儿园配备不足的情况,从而为一些老旧办公楼改造为幼儿园创造了基本条件。本文以北京市西四环某既有框架结构办公楼改造为幼儿园做为具体实例,以此类改造工程中常用的三种加固方案(局部增设剪力墙方案,增设BRB支撑方案,直接加固框架并采用性能设计方案)为基础,就结构抗震性能、施工难度、工程造价等方面进行了对比分析。三种方案重点探讨了当丙类建筑改造后成为乙类建筑时如何解决抗震构造措施普遍不足的问题。本文涉及的结构抗震性能分析内容包括现浇剪力墙或BRB支撑的合理布置、罕遇地震弹塑性分析、变形控制与性能设计等。在此基础上,进一步进行了三方案的施工难度及造价分析,通过综合对比,给出了推荐性建议。从技术、经济、施工、安全等方面进行了总结,可供类似工程项目参考借鉴。In the central urban areas of large cities such as Beijing, there is a widespread shortage of kindergartens due to historical reasons, which has created basic conditions for the transformation of some old office buildings into kindergartens. In this article, the transformation of an existing frame structure office building on the West Fourth Ring Road in Beijing into a kindergarten is taken as a concrete example. Based on three commonly used reinforcement schemes in this type of renovation project(partially additional shear wall scheme, additional BRB support scheme, and direct frame reinforcement with the performance design scheme), a comparative analysis is carried out on structural seismic performance, construction difficulty, project cost, and other aspects. The three strategies are focused on how to solve the problem of general insufficiency of seismic structural measures when a Category C buildings is transformed into a Category B buildings. This paper’s analysis of the structure’s seismic performance includes the reasonable layout of cast-in-place shear walls;BRB supports, elastoplastic research of rare earthquakes, deformation control, performance design, etc. On this basis, the construction difficulty and cost analysis of the three schemes are further carried out and the recommended suggestions are given through comprehensive comparison. They are summarized from the aspects of technology, economy, construction, safety, etc., which can be used as a reference for similar projects.
