摘 要:目前各个城市越来越多的既有城市工业区逐渐浮现出产业结构不合理、创新能力不强、生态环境破坏、缺乏绿色发展动力等问题,我国许多旧工业区正在进行大规模的更新改造。为了能够定量化评估既有城市工业区向居住区更新改造的效果,本文通过案例研究、主观分析及指标筛选提出基于多维发展影响的既有城市工业区转型居住区更新改造评估体系。并在此基础上,建立层次分析模型,分析计算得出各评价指标的权重,实现对转型后居住区的更新改造的定量化评估。At present,more and more existing urban industrial areas have gradually emerged with problems such as unreasonable industrial structure,poor innovation ability,ecological environment destruction,lack of green development power in various cities.Plenty of old industrial areas of China are undergoing some large-scale renovation.This paper puts forward an evaluation system for the renovation and transformation of existing urban industrial areas based on the impact of multi-dimensional development through case studies,subjective analysis and index screening in order to quantitatively evaluate the effect of the renovation of existing urban industrial areas into residential areas.On this basis,a hierarchical analysis model is set up,and the weights of each evaluation index are analyzed and calculated in order to realize the quantitative assessment of the renovation of the residential area after transformation.This paper takes Binjiang,Yangpu,Shanghai as an example.The model verification shows that the established modernization evaluation model can reflect the operation effect of Binjiang,Yangpu in different development dimensions after the transition of Binjiang,Yangpu into a residential area.
