摘 要:庆盛安置区作为广州最大规模的预制装配式建筑,该地区具有深厚淤泥层,风力最大可达17级,周边尚无给排水、供电、道路等市政配套设施导致建设投资管控难度大。为控制建设总投资,通过运用层次分析法对各设计阶段分部分项工程造价占比进行分析,自方案设计调整阶段开始,从设计原则、技术规格标准等方面对投资占比高的基坑支护、基础结构、地上外立面及装配式混凝土构件等设计方案进行优化,到初步设计阶段,对细部构造、专业协同性、相似性能材料等内容进行优化比选,最后在施工图阶段结合BIM设计碰撞检查结果和合理的施工措施,最终实现限额设计。Qingsheng resettlement area is the largest prefabricated building in Guangzhou.Due to the deep silt layer in this area,the maximum wind force can reach level 17,and there are no municipal supporting facilities such as water supply and drainage,power supply and roads around,it is difficult to control the construction investment.In order to control the total construction investment,the cost proportion of divisional and subdivisional works in each design stage is analyzed by using analytic hierarchy process.Starting from the scheme design adjustment stage,the design schemes such as foundation pit support,foundation structure,aboveground facade and prefabricated concrete components with high investment proportion are optimized from the aspects of design principles and technical specifications,and the detailed structure,professional synergy and materials with similar performance are optimized and selected,and finally realize the quota design in the construction drawing stage in combination with the BIM design collision inspection results and the reasonable construction measure.
