摘　　要：我国的城市住宅经历了多年的发展变化,目前有相当一部分老旧住宅套型功能设计存在问题,不能满足居民日益提高的现代化生活需求,多数老旧住宅套型面临二次改造。两南卧室型套型大量存在于目前的二手房市场,属于经济实用型住宅套型。以现有住宅市场一个典型两室两厅老旧住宅套型为原型,分析该套型存在的市场需求,依据老旧小区住宅套型改造应该遵循的原则,对其存在的问题进行剖析,提出两种不同的套型改造方案,分析了改进后方案的利与弊。鉴于目前市场对两南卧室型套型仍有客观需求,设计了一种新型两南卧室套型,该套型适应当前住宅市场,可供设计人员参考。Urban housing in China has experienced many years of development and change.At present,there are some problems in the design of existing residential type,which can not meet the increasing needs of the modern life of the residents.Two south bedroom suites exist in a large number of second-hand housing market,belongs to the economic practical housing suites.Based on a typical two-bedroom two-livingroom residential type in the current housing market.According to the principles to be followed in the reconstruction of old residential blocks,this paper analyzes the market demand of the existing housing package,analyzes the problems existing in the use of the design of the package,and puts forward two different schemes for the transformation of the package.In view of the market still has the objective demand for the two-south bedroom type,a new two-south bedroom type is designed,which is suitable for the current housing market.
