摘 要:本文以辽宁省5年土地估价备案系统地价信息数据为基础,经过空间正态统计分析、自相关分析和趋势分析后,采用克里金(Kriging)插值法对数据进行研究,从而分析出地价时空演变特征及发展变化规律.研究表明,土地价格与土地空间位置存在函数关系,辽宁省工业用地价格在东北—西南与西北—东南方向上更具空间自相关性,全省的地价空间格局基本上呈现出沿东北—西南方向中间高两边低的特点;沿海地区的地价普遍高于内陆地区的地价;经济因素是影响地区地价水平的主要因素;工业地价变化幅度较小.Based on the land price information data of the five-year land appraisal filing system in Liaoning Province,after spatial normal statistical analysis,autocorrelation analysis and trend analysis,the Kriging interpolation method is used to study the data,so as to analyze the temporal and spatial evolution characteristics and development law of land price.The research shows that there is a functional relationship between land price and land spatial location.The price of industrial land in Liaoning Province has more spatial autocorrelation in the northeast-southwest and northwest-southeast directions.The spatial pattern of land price in Liaoning Province basically shows the characteristics of high in the middle and low on both sides along the northeast-southwest direction;The land price in coastal areas is generally higher than that in inland areas;Economic factors are the main factors affecting the level of regional land price;The change range of industrial land price is small.
