摘 要:在国土空间规划三条“红线”严监管和现状城市轨道交通发展面临困境的背景之下,围绕城市轨道交通枢纽进行的TOD开发吸引了房企和政府的关注,国内各城市也陆续出台了一系列措施,以支持和引导围绕轨道交通站点的综合开发项目落地.本文针对国内开展城市轨道交通TOD开发的必要性,从TOD理念的内涵、国内城市轨道交通发展面临的困境2方面进行了论述,并结合近年来国内城市轨道交通的发展进程,对城市轨道交通TOD开发热潮背后的策略演变进行了研究分析.Under the strict supervision of land and space planning and the development difficulties faced by urban rail transit,real estate enterprises and the government have turned their attention to the integrated development projects around rail transit stations.In recent years,many cities in China have issued a series of policies to support and guide the implementation of integrated development projects around rail transit stations.In view of the necessity of TOD of urban rail transit in China,this paper discusses the connotation of TOD and the development difficulties faced by the urban rail transit in China.Combining with the development process of urban rail transit in recent years,this paper analyzes the policy evolution behind the TOD of urban rail transit.The evolution of strategies behind the development boom is studied and examined.
