摘 要:棚户区改造是重大民生工程,有利于改善居民居住条件,提高城镇建设用地效率。为满足棚改居民多元化的需求、提高安置效率,棚改补偿机制包括实物安置和货币补偿。由于棚改货币补偿机制的运用,棚户区改造在解决民生问题的过程中,也不可避免会对房地产市场产生一定影响。棚改货币补偿机制与商品住房价格可能存在耦合关系。运用离差系数耦合度模型与时空分析法对安徽省棚改货币补偿机制与商品住房价格进行分析,研究发现:对于三四五线城市,棚改货币补偿与商品住房价格间的耦合作用要比二线城市更加明显。基于研究结论,后棚改时代,要深化对商品房价格规律的认识,完善安置补偿模式与政策,稳步推进棚改扫尾清零工作。Shanty towns renovation is an important livelihood project,which helps to improve the living conditions of the shanty town residents and increase the efficiency of urban construction land.Monetary compensation mechanism in shanty town renovation includes physical resettlement and monetary compensation in order to meet the shanty town residents’multiple needs and increase resettlement efficiency.Due to the application of monetary compensation mechanism,in the process of resolving the people’s livelihood problems,shanty towns renovation has inevitably effect on real-estate market.The monetary compensa-tion mechanism in shanty towns renovation and housing price may have coupling relationship.Methods employed include the deviation coefficient coordinated degree model and spatio-temporal analysis.The results show that the coupling of mone-tary compensation in shanty towns renovation and housing price in low-grade cities is more significant than in high-grade cities.In the post-shanty towns renovation era,the understanding to the commercial housing price law should be deepened,the models and policy of resettlement and compensation in shanty towns renovation should be improved,and the finishing work of shanty-towns renovation should be pushed steadily.
