摘  要:以吉林省珲春市为例,在珲春市集体建设用地土地分等和综合定级的基础上,以实地调研收集的地价评估样点为依据,采用收益还原法、剩余法和成本逼近法分别测算了各级别商服用地、宅基地、工业用地、公服用地的基准地价.结果表明:各类用地中商服用地的价格最高,宅基地价格次之,工业用地价格和公服用地价格较低,体现了不同用途的土地收益与土地质量的相互关系,表现出级差地租的显著差异;同一用途土地的各级别价格之间,商服用地级别间基准地价平均变化幅度最大,其次为宅基地、公服用地,工业用地级别间基准地价平均变化幅度最小;集体建设用地基准地价对于土地质量的敏感性为:商服用地>宅基地>公服用地>工业用地.Taking Hunchun City of Jilin Province as an example, on the basis of land classification and comprehensive grading of collective construction land in Hunchun City, according to the land price evaluation sample collected by field investigation, the standard land price of commercial land, homestead, industrial land and public land is calculated by the income reduction method, the residual method, and the cost approximation method respectively.The results show that the price of commercial land is the highest, the price of homestead is the second, the price of industrial land and the price of public land are lower, which reflects the relationship between land income and land quality of different uses, and shows the significant difference of differential land rent.On the basis of the analysis of the relationship between the prices of different levels of land for the same use, the average variation range of the benchmark land price is the largest among grades of the commercial land, followed by the homestead and the public land, and the lowest among the industrial land grades.The sensitivity of collective construction land standard price to land quality is: commercial land>homestead>public land>industrial land.
