摘  要:城市更新的本质是对存量土地潜在价值的挖掘、分配与利用的过程—在现有土地价值的基础上,通过空间设计和制度设计等城市规划手段,释放土地的“租差”。对于释放出来的“租差”,其分配往往涉及土地开发的各个主体的切身利益。如何分配才能保证公平,是城市更新的核心内容。深圳市“城中村”的更新历程,其实就是“租差”分配不断调整的过程。随着城市发展状态的不断演变,政府对“城中村”更新的“租差”分配标准适时而变,从而推动“城中村”的更新向前发展。本文通过分析深圳市“城中村”更新的“租差”分配历程,探讨“城中村”更新的未来。The essence of urban renewal is the process of excavating, distributing and utilizing the potential value of stock land, that is, on the basis of existing land value, releasing the rent gap of land through urban planning means such as spatial design and system design. For the released rent gap, its distribution often involves the vital interests of various subjects. How to ensure fair distribution is the core content of urban renewal. From the perspective of the renewal process of urban villages in Shenzhen, it is actually the continuous adjustment process of rent gap distribution: with the continuous evolution of urban development status, the government’s rent gap distribution standard for the renewal of urban villages changes, and urban renewal develops accordingly. By analyzing the distribution process of rent gap in the renewal of urban villages in Shenzhen, this paper discusses the future of urban village renewal.
