摘　　要：老旧小区改造中社会资本参与度影响因素的识别过程需考虑多个方面,不仅要立足于老旧小区自身的特点,还需考虑社会资本的特殊性及依托的相关政策等。通过分析老旧小区以及社会资本的特征,在探究相关社会政策的基础上,分析影响社会资本参与改造的主要因素,采用解释结构模型(ISM)深入剖析各影响因素之间的结构关系,建立递阶结构图,以此明确各影响因素间的作用机制。分析结果显示:相比企业规模、能力水平等社会力量的自身条件,老旧小区主体因素和社会政策因素对于社会资本参与度的影响更为深刻。老旧小区改造中社会资本参与度影响因素可分为直接因素、间接因素、深层因素三部分,其中项目收益与风险是最直接的影响因素。另外,政府干预程度也制约社会资本的参与程度。鉴于此,可从拓宽老旧小区改造融资渠道、健全老旧小区改造的管理规范等方面加以改进。The renovation of old residential quarters is affected by multiple factors such as enterprises, governments and the project itself, therefore, identifying the influencing factors of social capital participation in renovation of old residential quarters involves consideration not only about characteristics of old residential quarters, but also the particularity of social capital and the supporting policies. By analyzing the characteristics of old residential quarters and social capital, as well as relevant social policies, this paper analyzes the main factors that affect social capital’s participation in the renovation project, and the structural relationship among various influencing factors based on interpretive structure model(ISM), and establishes a hierarchical structure chart, so as to clarify the functioning mechanism among various influencing factors. The results show that the condition of old residential quarters and the social polices influence profoundly on the degree of social capital participation than the social forces such as size of the enterprises and social capability. The influencing factors of social capital participation in the renovation of old residential quarters can be divided into three parts: direct factors, indirect factors and deep-seated factors, of which project income and risk are the most direct influencing factors, while the degree of government intervention also affects the degree of social capital participation. In view of this, it is suggested to widen the financing channel.
