摘 要:为落实国家集约节约用地政策,一般将城市轨道交通停车场设置在地下,并进行上盖物业开发以增加社会经济效益,同时需保障消防设计等技术的可实施性。本文通过研究地下停车场上盖物业的开发思路、设计要点及消防设计等特征,结合实际工程案例对其进行合理化分析,初步明确地下停车场上盖物业开发的设计思路及流程,使得设计方案既能满足地铁运营的基本需要,又能充分实现上盖物业开发的综合效益,以期对今后类似工程有较好的借鉴意义。In order to implement the national policy of intensive and economical land use,the urban rail transit parking lot is set underground generally,and the social and economic benefits are increased by the development of overlying properties.It is necessary to ensure the feasibility of fire protection design.Through studying the development ideas,design points and fire protection design characteristics of the property above the underground parking lot,the paper makes a reasonable analysis with the practical engineering cases,and defines the design idea and process for the development of the property above the underground parking lot so that the design scheme can not only meet the basic needs of subway operation,but also fully realize the comprehensive benefits of the upper property development.It is hoped that the paper can be used as a reference for the similar engineering projects in the future.
