摘  要:以南宁为研究对象,通过修正房地产大数据,构建房价与住宅地价的关系模型,实现对住宅地价的实时监测。利用多种方法识别出东盟商务区组团、金湖广场组团、南湖公园组团、梦之岛奥特莱斯广场组团4个住宅地价高值集聚中心,并对行政因素、教育因素、医疗因素、环境因素、商业因素、交通因素、政策因素展开定性和定量分析,发现地铁站、三甲医院、次干道、主干道4个指标对南宁住宅地价影响程度最大。最后从提升教育服务水平、加快建设社区级医疗设施和公园绿地、提高交通出行效率和出行品质的角度提出相关建议,以期通过落实相关建议保障住宅地价的稳定发展。Residential land price can effectively monitor the stability of land market.Taking Nanning as the research object,the relationship model between housing price and residential land price is constructed by revising real estate big data,so as to realize real-time monitoring of residential land price.Using a variety of methods to identify the Asean Business District(CBD)group,Golden Lake Square group,South Lake Park group,Dream Island Outlets Square group,the 4 high residential land value cluster centers,and the administrative factors,education,medical factors,environmental factors,business factors,traffic factors,policy factors,all are under qualitative and quantitative analysis;the available subway stations,three-grade A hospitals,secondary roads and main roads have the greatest impact on residential land price in Nanning.Finally,from the perspective of improving the level of education services,accelerating the construction of community-level medical facilities and park greenspace,improving the efficiency of transportation and travel quality,relevant suggestions are put forward in order to ensure the stable development of residential land prices through the implementation of relevant suggestions.
