摘 要:当前,我国一些区域的房地产金融化问题较为严重,“烂尾楼”“停贷潮”等现象频发,严重影响了社会公平和经济发展,也阻碍了共同富裕的推进。本文首先介绍了房地产金融化的内涵性质,阐述了房地产金融化的特点;其次,从社会、企业、居民这三个层面梳理了房地产金融化对共同富裕目标实现的影响机制,并评价了房地产金融化影响共同富裕的效果;最后,借鉴德国、法国、新加坡等国家发展房地产金融的经验,提出治理我国房地产金融化的对策建议。At present,the problem of real estate financialization is relatively serious in some regions of China,and phenomena such as"unfinished buildings"and"loan suspension tide"occur frequently,which have seriously affected social equity and economic development,and also hindered the development of common prosperity.This paper first introduces the connotation and nature of real estate financialization,and expounds the characteristics of real estate financialization.Secondly,this paper combs the impact mechanism of real estate financialization on the realization of common prosperity from three aspects including society,enterprises and residents,and evaluates the effect of real estate financialization on common prosperity.Finally,by learning from the advanced experience of Germany,France,Singapore and other countries in the development of real estate finance,this paper puts forward countermeasures and suggestions to govern China's real estate financialization.
