摘　　要：研究居住价格对扩大内需、加快居民消费结构升级进程和推动我国房地产市场稳定发展具有重要的研究价值与意义。基于2000-2020年我国31个省、市、自治区面板数据,实证检验居住价格波动对我国城乡居民消费结构升级的影响。研究发现:居住价格上升对居民消费结构升级的影响既存在财富效应,也存在挤出效应,且在东中西部区域存在差异;居住价格对城镇居民消费结构升级存在单门槛效应,一旦价格上升超过一定水平,对城镇居民消费结构升级所产生的挤出效应不断增强,财富效应相应减弱。因此,应有效发挥居住价格对居民消费结构升级的财富效应,因地制宜、因城施策,保障居民刚性住房需求,以助力居民消费结构升级。Studying housing prices has important research value and significance for expanding domestic demand,accelerating the upgrading of residents’ consumption structure and promoting the stable development of China’s real estate market.Based on the panel data of 31 provinces in China from 2000 to 2020,this paper empirically tests the impact of housing price fluctuations on the upgrading of the consumption structure of urban and rural residents.The study found that the impact of rising housing prices on the upgrading of residents’ consumption structure has both a wealth effect and a crowding-out effect,and there are differences in the eastern,central and western regions;housing prices have a single-threshold effect on the upgrading of urban residents’ consumption structure.At a certain level,the crowding-out effect on the upgrading of urban residents’ consumption structure will continue to increase,and the wealth effect will weaken accordingly.Therefore,the wealth effect of housing prices on the upgrading of residents’ consumption structure should be effectively brought into play,measures should be taken according to local conditions and cities,and residents’ rigid housing needs should be guaranteed to help residents’ consumption structure upgrade.
