摘 要:随着地方经济的快速发展,城市建设项目经常涉及征收铁路房屋土地资产。分析当前铁路土地房屋被地方政府征收补偿的现状和存在的问题,在研究相关法律法规等政策依据和以往有关经验做法的基础上,提出合理争取土地增值收益、准确认定房屋性质用途、充分依托第三方专业机构和实行信息化管理等对策建议,构建“政策+制度+科技”三位一体的资产权益保障体系,促进铁路企业高质量发展。With the development of local economy,urban construction projects often involve the expropriation of railway houses.This paper analyzes the current situation and existing problem of compensation for railway houses expropriated by local governments.On the basis of studying relevant laws and previous practices,it puts forward countermeasures and suggestions of a trinity asset rights and interests proction system of"policy+system+technology"to promote high-quality development of railway enterprises,such as reasonably striving for land appreciation proceeds,accurately identifying the nature and use of houses,relying on third-party professional institutions,and implementing information management.
