我国城市房价影响因素的异质性研究

摘　　要：在我国一线、新一线、二线城市对房价的影响因素中,公共物品供给、国际贸易、房地产投资对一线城市房价的冲击效应更明显;收入水平、信贷配给对二线城市房价的冲击效应更明显;各因素冲击给新一线城市房价带来的影响介于一线、二线城市房价之间。从各因素对房价的总体影响来看,全国城市房价的响应与一线城市房价的响应比较一致。因此,我国政府应注意不同城市间房价影响因素影响路径的差异性,在制定房价调整政策时要注意因时施策、因城施策,审慎使用全局性调控政策;若要对全国范围房地产市场做总体调整,可以先以一线城市为试点,比照一线城市政策施行效果后再做推广。施行政策时,还应充分考虑其间接效应,避免给房价带来大幅波动。Among the factors affecting housing prices in first-tier,new first-tier and second-tier cities in China,the impact of public goods supply,international trade,and real estate investment on housing prices in first-tier cities is more obvious,but income levels and credit rationing have more obvious impact in second-tier cities.The impact of various factors on housing prices in new first-tier cities is between those in first-tier and second-tier cities.From the overall impact of various factors on housing prices,the response to housing prices in cities across the country is relatively consistent with that in first-tier cities.Therefore,the central government should focus on the differences in the impact paths of factors affecting housing prices in different cities,implement policies based on time and city when making housing price adjustment policies,and prudently use overall control policies.The first-tier cities can be pilots I in making overall adjustments to the national real estate market and the implementation effect of policies in those cities will be compared before promotion.When implementing the policy,its indirect effects should also be fully considered to avoid sharp fluctuations in housing prices.
