摘　　要：房地产中介作为市场经济专业化分工中不可缺少的一环,是促进房地产市场平稳健康发展不可或缺的要素,有助于完善市场配置体制,推动国内大循环平稳运行。文章通过Python编程爬取高德地图上兰州市房地产中介POI数据,运用空间分析法和空间回归模型,尝试探究兰州市房地产中介的空间分布特征及影响因素。结果表明:(1)兰州市房地产中介总体呈现多中心串珠状分布特征,集聚特征显著,表现为“一主多次”的空间结构,对住宅小区、城市次干路具有依赖性;(2)直营店、单店和特许店呈现不同的集聚态势,直营店呈现依托行政区域“多中心”集聚态势,单店呈现围绕城关老城区、西固城的“双中心”集聚态势,特许店呈现“单中心”市场导向的集聚态势;(3)房地产中介空间分布均受到居住小区的影响,但不同类型房地产中介空间分布的影响因素存在差异。As an indispensable link in the specialization of market economy,real estate agency is an indispensable factor to promote the steady and healthy development of the real estate market,which helps to improve the market allocation system and promote the smooth operation of the domestic big cycle.This paper crawls the POI data of Lanzhou real estate agency on Amap through Python programming,uses spatial analysis method and spatial regression model to explore the spatial distribution characteristics and influencing factors of real estate agents in Lanzhou city.The results show that:(1)The real estate agents in Lanzhou have the characteristics of multi center beaded distribution and agglomeration,which shows the spatial structure of“one main and many times”;they are dependent on residential areas and urban secondary roads.(2)Direct chain stores,single stores and franchised stores show different agglomeration trends.Direct chain stores rely on the administrative region for“multi center”agglomeration,single stores around old town of Chengguan district and Xigu district for“double center”agglomeration,and franchised stores show“single center”market-oriented agglomeration.(3)The spatial distribution of real estate agents is affected by residential areas,but the influencing factors of different types of real estate agents are different.
