摘　　要：为了加强对房地产市场的监管,有效降低预售商品房交付风险,常州市房地产预售资金由正泰公司进行托管,并按照工程形象建设进度,分节点支付给房地产开发商。为此,正泰公司开发了商品房预售资金第三方托管系统支撑该业务。该托管系统基于中心化数据库设计和实现,在使用过程中遭遇了“异常数据检测难、异常业务追溯难、审计真实性低及实时性弱、对账繁琐易出错”等系列痛点。针对这些痛点,基于区块链技术设计了一个独立于原托管系统的数据安全应用,并借助它对原系统进行“微改造”。这种改造避免了对原业务逻辑与数据库的重新设计与实现,代价较小、实施简易。而且,设计的数据安全应用提供了独立于托管系统的数据校验功能,增强了关键计算数据的安全。经验证“,微改造”方案可以有效解决托管系统中的痛点,进一步增强房地产交易资金的安全性。In order to strengthen the supervision of the real estate market and effectively reduce the delivery risk of pre-sale commercial housing,real estate pre-sale funds in Changzhou are managed by Zhengtai corporation and paid to real estate enterprise step by step in terms of the project construction progress. To this end,Zhengtai company developed a commercial housing pre-sale funds third-party custody system to support the business.However,the custody system is designed and implemented based on a centralized database,which encountered a series of pain points,such as“difficulty in detecting abnormal data,difficulty in tracing abnormal business,low authenticity and weak real-time performance in auditing,and cumbersome and error-prone account reconciliation”. To eliminate these pain points,based on blockchain technology,a data security application independent of the original hosting system is designed,and the original system is“micro transformed”with the help of it,which avoids the redesign and implementation of the original business logic and database,with low cost and easy implementation. Moreover,the designed data security application provides independent logic verification functions to enhance the security of critical computed data. It has been proved that the“micro-transformation”scheme can effectively solve the pain points in the custody system and further enhance the security of real estate transaction funds.
