摘 要:近年来,我国的房地产市场经历了高速发展。自2011年1月28日上海、重庆两市率先启动个人住房房产税改革试点工作至今已经11年。近年来随着房地产业的持续升温,房产价格波动和房产税改革问题成为研究讨论的焦点。本文通过建立动态面板数据模型来进一步探讨房产税对房价波动的影响作用机理,实证结果显示房产税对房价波动存在“稳定器”效应,并对房产税未来改革的方向提出相关政策建议。In recent years,China’s real estate market has experienced rapid development.It has been 11 years since Shanghai and Chongqing took the lead in launching the pilot reform of individual housing property tax on January 28,2011.In recent years,as the real estate industry continues to heat up,real estate price fluctuations and property tax reform have become the focus of research and discussion.This paper further discusses the influence mechanism of property tax on house price fluctuation by establishing a dynamic panel data model,and the empirical results show that real estate tax has a"stabilizer"effect on house price fluctuation,and put forward relevant policy suggestions for the future reform of real estate tax.
