摘  要:在中国“双碳目标”的背景下,大力发展绿色建筑并努力提升绿色建筑品质显得尤为重要。随着城市化进程以及社会经济的快速发展,解决较低层次居住需求的“容器型高层住宅”应该朝着能够满足邻里交往需求的“邻里型高层住宅”发展。以在房地产市场所占比例将明显提升的单元18层私家电梯厅户型的优化为例,介绍一种首创的18层住宅新交通核。探讨在居住区开发建设过程中注重经济效益的同时也要注重社会效益和人文细节。研究发现,该新交通核能实现住宅楼层的公共空间集约化整合,减少公摊,增加得房率,同时绿色节能、流线便捷、环境舒适,利于邻里的交往,综合提高住宅品质。Under the background of"Carbon Neutralisation"in China,it is crucial to develop sustainable architecture while improving its performance.Along with the urbanization progress and the rapid social-economic development,it is required to fulfill the demand of"High Rise Housing of Community"to facilitate communication within the vertical neighborhood rather than simply providing the primary living conditions through"High Rise Housing of Living Container".This paper takes the optimization of the private elevator hall on the 18th floor of the unit,which will significantly increase its proportion in the real estate market,as an example to introduce a pioneering new service core of 18-storey residential units,and discuss the importance of social benefits and humanistic details as well as economic benefits in the process of residential development and construction.This study found that the new service core achieves a higher level of integration of public space and increases usable areas by reducing the public shared area while maintaining energy efficiency,traffic convenience,and a comfortable environment.These qualities facilitate communication among neighbours,pushing the proposed housing unit to a higher standard.
