摘 要:历史地段保护更新问题具有复杂性,“单元”式保护更新是将历史地段的复杂性、整体性问题分解进而求解。以厦门市营平片区为例,在充分梳理街巷格局、地块类型、建筑类型等形态类型特征的基础上,结合产权和规划因素划分出5类空间单元,构建适应于历史地段内涵的“单元—建筑”双层管控策略。根据历史地段内涵确定空间单元—建筑的综合价值评价体系,提出保护利用、触媒活化、自主更新、更新改造4种保护更新模式,明确单元内建筑“保留改拆”4种整治方式。以期为历史地段提出一种切实可行的“单元”式保护更新路径,实现空间形态与治理模式的有机融合,助力城乡历史文化保护传承工作。The problem of historical sites protection and update is complex, and the "unit" type protection update is to decompose and solve the complex and holistic problem of historical sites. Taking Yingping district of Xiamen city as an example, on the basis of ful y sorting out the characteristics of street patterns, plot types, building types and other morphological types, five types of spatial units are divided by combining property rights and planning factors, and a two-layer control strategy of "unit-building" adapted to the connotation of historical sites is constructed. According to the connotation of historical sites, the comprehensive value evaluation system of space unit-building is determined, four protection and renewal modes of protection and utilization, catalyst activation, autonomous renewal and renovation are proposed, and four renovation modes of "protection, preservation, modification and demolition " of buildings in the unit are defined. It is expected to put forward a feasible "unit" protection and renewal path for historical sites, realize the organic integration of spatial form and governance mode, and facilitate the protection and inheritance of urban and rural historical culture.
