摘　　要：文章从防水设计范围及深度、防水材料质量、施工工艺水平和质量管控,以及住宅交付后维护管理四个方面,重点分析了住宅工程渗漏问题产生的原因,从技术和管理角度,探讨针对住宅工程建设阶段渗漏问题和既有住宅渗漏问题的可行性预防和治理措施,为住宅工程渗漏防治工作提供有益参考。This paper focuses on the analysis of the causes of leakage problems in residential engineering from four aspects of the scope and depth of waterproof design,the quality of waterproof materials,the level of construction process and quality control,and the maintenance and management after the delivery of residential buildings.From the perspective of technology and management,it discusses the feasible prevention and treatment measures for the leakage problems in the construction stage of residential engineering and the leakage problems of existing residential buildings,so as to provide useful reference for the prevention and control of leakage in residential engineering.
