摘 要:文章以共享短租平台开源数据为基础,以上海市为例对共享短租房源的价格特征进行详细深入的分析。一方面建立了可用于短租房源定价的特征价格模型,另一方面在空间和时间两个层面归纳了在不同区域、不同时间点上可能存在的价格特征差异。针对浦东和浦西地区分别建立的特征价格模型表明,共享短租房源的居住特征、区位特征和邻里特征在两个区域内的表现具有不同程度的差异,同样的因素对两个地区房源价格带来不同的影响。所建立的特征价格模型,能够很好地反映各类特征在不同区域的差异化作用。This paper makes an in-depth and detailed analysis of the price characteristics of shared short-term accommodation rental houses based on the open source data of shared short-term rental. On the one hand, it constructs a hedonic model for the short-term rental house pricing. On the other hand, it summarizes possible price characteristics in different regions and different time points at the two levels of space and time. The hedonic models specially for Pudong and Puxi regions show that the performance of residential characteristics, location characteristics and neighborhood characteristics of shared short-term rental houses in the two regions are different to varying degrees, and same factors have different effects on the house prices in the two regions. The hedonic model established in this paper can well reflect the differentiation of various characteristics in different regions.
