摘 要:利用熵值法计算太原市2010—2019年公共服务水平,并运用面板数据回归对太原市公共服务水平与土地价格进行实证研究。研究结果表明:(1)2010—2019年太原市公共服务水平不断提高,并且对综合土地价格有显著的正向影响;(2)城镇化率和土地财政依赖度对土地价格具有正向显著影响,人均固定资产投资、人均GDP和划拨比例则具有负向显著影响;(3)公共服务水平、城镇化率以及土地财政依赖度的提高会带来商住地价的上涨;公共服务水平与工业地价并无显著影响关系,划拨比例会显著影响工业地价的上涨。基于上述分析,提出以下建议:加强公共服务供给,推动新型城镇化进程;加快产业转型升级,降低土地财政依赖度;深化土地要素市场化改革,构建城乡统一建设用地市场。The paper calculates the public service level of Taiyuan City from 2010 to 2019 with entropy method, and makes an empirical study of the public service level and land price of Taiyuan City by panel data regression. The results show that from 2010 to 2019, the level of public service of Taiyuan City has been constantly improving, and has a significantly positive effect on land price;urbanization rate and land financial dependence have positive and significant effects on land price while per capita fixed-asset investment, per capita GDP and proportion of land subdivision have negative and significant effects;and the improvement of public service level, urbanization rate and land financial dependence will lead to the rise of commercial and residential land price while there is no significant relationship between public service level and industrial land price, and proportion of land subdivision will significantly affect the rise of industrial land price. Based on the above analysis, the following suggestions are put forward such as strengthening public service supply and pushing new urbanization process, accelerating industrial transformation and upgrading and reducing land financial dependence, and deepening market-oriented reform of land factors and establishing a unified market for urban and rural land used for construction.
