摘 要:随着政策和市场的不断完善,我国基础设施REITs项目试点工作正在取得积极进展。水利基础设施建设存在长期融资难、回收期长、存量资产难延续等问题,REITs融资模式为解决此类问题提供了很好的途径。为加快推进水利基础设施REITs试点相关工作,跟踪了水利REITs试点有关项目推进情况和主要做法,分析了水利REITs试点项目实施面临的主要困难,并提出加快推进水利REITs试点工作的有关建议。With the continuous improvement of policies and markets, China’s infrastructure REITs project pilot work is making positive progress. There are many issues in the construction of water infrastructure, such as long-term financing difficulties, long payback period and difficult continuation of stock assets, but REITs financing model provides a good way to solve such issues. In order to accelerate the pilot work of water infrastructure REITs, this paper tracks the progress and main practices of REITs pilot project, analyzes the main difficulties faced by the implementation of REITs, and puts forward suggestions on accelerating the pilot work of REITs.
