摘　　要：住房财富作为我国家庭财富构成的最重要部分,其不平等性的长期变化特征对于分析家庭财富不平等变化具有重要意义。根据中国家庭收入调查(CHIP)1995—2018年间5期数据,本文描述了我国城镇、农村与流动人口家庭住房财富不平等的长期变化特征。结果显示,我国家庭住房产权拥有率处于较高水平;我国居民家庭人均住房财富规模增长迅速,且城镇地区家庭比农村地区家庭人均住房规模的增速高;全国及农村样本中自有住房家庭或所有家庭的住房财富不平等均呈现先扩大后缩小趋势。城镇样本中自有住房家庭的不平等始终呈现扩大趋势;城乡内部住房财富分布均集中于顶层群体,且城镇住房财富不平等状况总体趋于恶化,农村住房财富不平等状况出现改善趋势;长期来看,住房市场价格变动是我国居民家庭住房财富不平等变化的主要贡献来源。As the most important part of Chinese family wealth,the long-term change characteristics of housing wealth inequality are of great significance for analyzing the changes of family wealth inequality.According to the data of five issues of China Household Income Survey(chip)from 1995 to 2018,the article describes the long-term change characteristics of housing wealth inequality of urban,rural and floating population families in China.The results show that:The ownership rate of housing property rights of Chinese families is at a high level;The per capita housing wealth of Chinese households is growing rapidly,and the per capita size and growth rate of households in urban areas are higher than those in rural areas;In the national and rural samples,the housing wealth inequality of self-owned housing households or all households showed a trend of increasing first and then decreasing.However,the inequality of self-owned housing families in urban samples has always shown an expanding trend;The distribution of housing wealth in urban and rural areas is concentrated in the top groups,and the inequality of urban housing wealth tends to worsen,and the inequality of rural housing wealth tends to ease;In the long run,the change of housing market price is the main contributor to the change of housing wealth inequality of Chinese households.
