摘  要:为充分发挥城市大型商业综合体对城市空间结构的引导作用,促进城市空间的复合利用,对大型商业综合体的空间特征及建成环境进行系统分析。综合考虑业态组合及业态结构、建筑规模3项重要因素,对大型商业综合体进行空间识别与分类,分析其空间特征。考虑大型商业综合体的停车需求,提出“5D+P”建成环境表征体系,基于因子分析对其建成环境进行分析。以昆明市为研究区域进行分析,结果发现:(1)共识别出22个大型商业综合体,分为“餐饮—工作”主导型、餐饮主导型和工作主导型3类;(2)商业综合体大多集聚于市中心,并逐渐由官渡区向五华区和呈贡区扩张;(3)不同类型综合体对建成环境要素的偏好存在差异。由此,提出3条针对性建议:(1)科学建立商业综合体的识别分类机制;(2)扩大商业综合体主要集聚区的辐射范围并加大集聚规模;(3)在规划建设和提升改造过程中考虑不同类型商业综合体的建成环境偏好。In order to give full play to the guiding role of large-scale urban commercial complexes in urban spatial structures and promote the composite utilization of urban space,this paper systematically analyzes the spatial characteristics and built environment of large commercial complexes.Comprehensively considering the three important factors of business combination,business structure and building scale,this paper conducts spatial identification and classification for large-scale commercial complexes and then extracts their spatial characteristics.On this basis,taking the parking requirements of large-scale commercial complexes into consideration,this paper puts forward the“5D+P”built environment representation system and studies the built environment based on factor analysis.With the city Kunming as the research area,the results show that:(1)22 large-scale commercial complexes are identified,which are classified into three categories:“catering-working”oriented,catering oriented and working oriented complexes;(2)Most of these commercial complexes are concentrated in central Kunming,and are gradually expanding from Guandu District to Wuhua District and Chenggong District;(3)Different types of complexes have different preferences for built environment elements.Therefore,three specific suggestions are put forward:(1)The identification and classification mechanism of commercial complexes should be scientifically established;(2)The range and scale of the main agglomeration area of commercial complexes are supposed to be expanded;(3)In the process of planning,construction and upgrading,the built environment preferences of different types of commercial complexes ought to be considered.
