资本介入历史文化名镇保护实践样本研究——以重庆丰盛镇为例

摘　　要：市场化背景下的历史文化名镇保护是我国当前城乡发展的理论热点和实践难点、痛点。研究梳理了重庆市丰盛镇复兴资本介入的全流程,通过“风貌复兴”和“殡旅融合”两条线索揭示资本模式通过“土地置换”“产权置换”和“旅游引流”的策略,成功进行古镇空间再生产、优化路径与协同治理;并借助空间资源主次及流程的合理配置,平衡资本与地方政府、原住民的多方诉求,实现“多赢”的同时重塑了古镇风貌,达到活态传承、延续乡愁之目的。研究可为历史文化名镇保护的市场化发展提供可行的现实样本。The protection of historical and cultural towns in the context of marketization is a theoretical hotspot and a practical difficulty and pain point in China's current urban and rural development.This paper studies the whole process of social capital intervention in the revitalization of Chongqing Fengsheng Town,and makes an in-depth analysis through two clues:revitalization of landscape and rational use of capital and integration of funeral and tourism.It thereby reveals the capital model of the spatial reproduction of the ancient town by investment through replacement of land development rights,replacement of property rights and“tourism as a conservation force”,and the optimization of the path and collaborative governance.By understanding the rational allocation of spatial resources and processes,the research clarifies the relationship between the capital model,local government,indigenous people and protected object to achieve a“mutual benefit”while reshaping the style of the ancient town,so as to achieve the purpose of living heritage and perpetuating nostalgia in Fengsheng Town,and provide a realistic research reference for the market-oriented development of historical and cultural town protection.
