整体城市更新模式下旧工业建筑保护与再利用的探索——以青岛四方机车厂为例

摘　　要：整体城市更新模式是一项系统性工作,其实质是对城市更新在物质、精神、制度层面的整体解决策略,只有协调好三者之间的内在联系,才能实现城市更新过程中的公平性并兼顾效率,实现多方参与共建更新的高质量城市更新目标,进而探索出城市可持续发展的规划路径。文章通过对现阶段城市更新方法、制度的反思,构建整体城市更新模式,阐述“物质—精神—制度”多维视角对城市更新全过程的内在联系,剖析青岛工业建筑更新的内涵;进而将整体城市更新模式引入青岛四方机车厂旧工业建筑更新实践,并在探究其发展脉络与现状的基础上,探讨青岛四方机车厂工业建筑保护与再利用的规划策略。As a systematic work,the essential part of comprehensive urban renewal mode is an overall solution integrating material,spirit and institution layers for urban renewal.The fairness and efficiency of the urban renewal process can only be attained simultaneously by coordinating the internal relationship among the three layers,and thus multiple parties will be stimulated to participate in the joint construction of high-quality urban renewal,and then a planning route of sustainable development can be carried out.This paper makes a reflection upon the urban renewal method and mechanism for current stage,builds up a comprehensive urban renewal mode,demonstrates the multi-dimensional view of“material-spirit-institution”for the full process of urban renewal and the three layers’internal relationship,and thus probes into the contents of industrial building renewal in Qingdao.Furthermore,the comprehensive urban renewal mode is introduced into the practice of old industrial building renewal for Qingdao Sifang Locomotive Factory,and the planning strategy for the industrial building protection and reuse of Qingdao Sifang Locomotive Factory is discussed based on development context and current situation.
