摘 要:基于黄陂区王家河街道237份农户调查数据,采用Logistic模型进行影响土地流转意愿显著性影响因子分析、子模型回归和拐点分析,揭示影响土地流转意愿的主导因素,结合调查数据,明确基础社会保障有无对该街道农户土地流转意愿转变起关键作用。基于此,采用协方差模型,梳理村庄类型、村庄流转意愿影响因素和村庄流转方式选择偏好的相关性,最终针对四类村庄做出用地优化策略:①提高城郊融合类村庄农户收入,引导土地流转引领示范,高效创收;②加快拆迁撤并类村庄农户基础社会保障兜底,引导用地集中归并、托管经营;③加快集聚提升类村庄农户地权稳固制度建设,加强用地流转有力担保、“大田农业”规模经营;④加快特色保护类村庄农户土地流转市场规范性,引导旅游用地批次流入、规范入股。Based on the survey data of 237 farmers on Wangjiahe Street in Huangpi District,this paper uses the Logistic model and the sub-model regression and inflection point analysis to analyze the factors that affect the significance of the willingness of land transfer,and reveals the leading factors that affect the willingness of land transfer.Then it combines the survey data to determine whether the basic social security plays a key role in the change of the willingness of farmers on the street to land transfer.Based on this,the covariance model is used to sort out the correlation between the village type,the influencing factors of the village transfer intention and the preference of the village transfer mode,and finally the land use optimization strategies for four types of villages are proposed.①Improve the income of rural households in the urban-suburb integration type villages,guide the demonstration of land transfer,and efficiently generate income.②Accelerate the basic social security of rural households in the villages of demolition,removal and consolidation,and guide the centralized consolidation and trusteeship of land use.③Accelerate the standardization of the land transfer market for farmers in villages of cluster development,and strengthen the effective guarantee of land transfer and the large-scale operation of“scale agriculture”.④Speed up the construction of a stable system of land rights for farmers in characteristic protected villages,guide the inflow of tourism land in batches,and standardize the shareholding.
