摘 要:住房市场是典型的区域性市场,其影响因素颇多。基于沈阳市商品住房市场的现状及相关数据,采用主成分回归分析方法,对住房需求的影响因素和影响程度进行了分析。结果表明:人口规模、人口年龄结构、城镇化率、家庭户规模、人均可支配收入等均会对城市住房需求产生影响,且影响程度存在明显差异。基于研究结论,提出了促进沈阳市住房市场平稳健康发展的相关建议。Housing market is a typical regional market and there are many influential factors.Based on the current state of Shenyang′s commercial housing market and relevant data with some affecting factors,the essay analyzes the element and degree of influence on housing demand by using the method of principal component regression analysis.The results show that population size,population aging degree,urbanization rate,household size and per capita disposable income will produce an effect on urban housing demand,and there is a clear dissimilarity in the degree of the impact.Based on the research conclusion,this article presents relevant suggestions to promote the stable and balanced advance of Shenyang′s housing market.
