摘　　要：社交媒体中关于社区公共服务设施的评价内容具有多维度、多层次、多形式的特征,这类数据可以为设施的使用后评估体系建立提供支持。对社交媒体数据进行分类清洗、分词及词语统计,分别提取设施供需两方对设施评价的特征词。以特征词的统计学特征筛选和确定评价指标因子,建立了以属性特征、功能需求、运营情况及建筑因素为评价内容,利益主体为评价者的二元评价矩阵,以特征词在评价文本中的平均频率作为指标因子权重。该研究使用社交媒体数据挖掘和文本分析方法,探讨了社区公共服务设施使用后评估体系,为社区复合服务设施建设提供思考。The evaluation content of community public service facilities in social media has the characteristics of multi-dimensional,multi-level and multi-form,and this kind of data can provide support for the establishment of the post occupancy evaluation(POE)systems of facilities.After classification and cleaning,word segmentation and word statistics,the characteristic words of the facility evaluation by facility providers and demanders are extracted respectively.Screening and determining the evaluation index factors based on the statistical characteristics of the feature words,a binary evaluation matrix with attribute features,functional requirements,operation conditions and construction factors as the evaluation content and the stakeholders as the evaluators are established,and the feature words are included in the evaluation text.The average frequency is used as the indicator factor weight.This study uses social media data mining and text analysis methods to explore the POE system of community public service facilities,and provide reflections on promoting the construction of community complex service facilities.
