面向居住环境品质提升的上海市大型居住社区保障性住房评估体系及设计策略

摘　　要：保障性住房建设作为民生工程,关系到百姓安居乐业的社会目标,提升与控制大型居住社区保障性住房小区的品质是促进这一目标实现的有效方法。文章以居住环境品质提升为出发点,构建上海市大型居住社区保障性住房评估体系,通过对上海市2010-2012年第二批选址大型居住社区市属保障性住房小区实地调研评估,着眼于规划、建筑专业的品质提升,提出设计策略,完善设计把控节点,为后续建设项目提供有效理论与实践支持。Subsidized housing,as a livelihood project,is related to the social goal that people live a prosperous and contented life.And improving and controlling the quality of subsidized housing in large residential neighborhoods is also an effective way contributing to this goal.Starting from improving the quality of living environment,this paper constructs an evaluation system for subsidized housing in large residential neighborhoods in Shanghai.Through on-the-spot survey and evaluation of newly selected site for such subsidized housing compound from 2010 to 2012,it proposes design strategies and perfection of control nodes in design aiming at improving the planning and the quality of construction specialty as well as providing effective theoretical and practical support for subsequent construction projects.
