摘 要:我国自1987年开始实施土地利用总体规划,土地制度几经变革。早期牲耕地增加建设用地面积以促进我国城镇化发展,使得当下城镇土地问题诸多。新时代背景下高质量发展理念贯彻人们生活中,城镇存量土地利用问题函需解决。为此,我国学者借鉴西方经验,提出借助城市更新盘活城镇存量土地。本文通过查阅国内外学者对城市更新问题的研究,并参考广州-深圳的城市更新模式后,将眼光聚焦于城市更新中的废旧厂房改造问题上。选取北京市朝阳区懋隆文化产业创意园为研究区,对区域内入驻企业、园内管理者及文创园外周边人群进行调研,深入了解该废旧厂房经过微更新微改造后成为文化产业创意园后对周围区域带来的影响。并以此研究为依据,为进一步分析废旧厂房改造方向对城市更新的影响做铺垫。since 1987,China began to implement the overall land use planning,and the land system has undergone several changes.The early sacrifice of cultivated land to increase the area of construction land to promote the development of urbanization in China has led to many urban land problems.Under the background of the new era,the concept of high-quality development is implemented in people's lives,and the use of urban stock land needs to be solved urgently.Therefore,Chinese scholars learn from western experience and propose to revitalize the urban stock land with the help of urban renewal.Ater consulting the research on urban renewal by scholars at home and abroad,and referring to the urban renewal model of Guangzhou Shenzhen,this paper focuses on the transformation of waste plants in urban renewal.Maolong cultural industry creative park,Chaoyang District,Beijing was selected as the research area to investigate the enterprises settled in the area,the managers in the park and the surrounding people outside the cultural and creative park,so as to have an in-depth understanding of the impact on the surrounding area after the waste plant became a cultural industry creative park after micro renewal and micro transformation.Based on this study,it paves the way for further analysis of the impact of the transformation direction of waste plants on urban renewal.
