摘　　要：装配式建筑产业具有高效、节能环保等优势,又存在生产规模小,成本偏高的发展问题。以柳州市某高层装配式住宅及混凝土结构商住楼为研究对象,对其建设全过程建模,与传统建筑造价进行对比,利用全过程虚拟仿真、沙盘推演等方式,对重建价格及重置价格进行直接法、间接法测算,对建筑安装工程费用、工程建设定额等采用工料单价、综合单价、类似工程、概算指标、指数调整、造价调整修正等方式进行估算,能够探究装配式建筑成本偏高的原因。展望装配式建筑的发展前景,未来随着其产业化规模不断发展,其高效、节能、环保及利于信息化管理、生命周期价值最大化等优势将得到发挥,建筑成本将有所降低。Fabricated construction industry has the advantages of high efficiency and energy saving.But its production scale is small,and cost is high.The study takes a high-rise fabricated residential building and concrete structure commercial and residential building in Liuzhou City as the research object;models its whole construction process,compares it with traditional construction cost;uses whole-process virtual simulation and sand table exercise;directly and indirectly calculates reconstruction and replacement cost;estimates the costs of construction and installation,and work engineering construction quota with unit price of materials,comprehensive unit price,similar projects,estimate index,index adjustment,cost adjustment and correction,etc.The reasons for high cost are pointed out.The development prospect of fabricated construction is prospected,to fully play the advantages of its high-efficiency,energy saving,environment protection and being beneficial to information management,life cycle value,etc.,and reduce construction cost.
