摘　　要：选取上海市具有代表性的工业化住宅小区即浦江瑞和城(保障性住房)和万科海上传奇(商品住宅)为研究对象,通过居住满意度调研及成果数理统计分析,归纳总结针对不同工业化社区满意度的主要影响因子集群及预报因子;结合相关理论基础,分别从居住空间公共环境的提供、工业化住宅社区认同感的塑造及高适配性工业化立面分级组织原则三方面,详细分析使用者心理应激产生的动因,并提出具有可行性与针对性的优化策略与方法,为当代基于我国国情的工业化住宅设计优化提供参考。Pujiang Ruihecheng(subsidized housing)and Vanke Sea Legend(commercial residential building)are representative industrialized housing quarters in Shanghai Municipality,this paper selects them as the research object,through residential satisfaction survey and mathematical statistics analysis of results,it induces and summarizes the main influence factor cluster and forecast factor for satisfaction to different industrialized community;combined with relevant theoretical basis,it analyzes the motivation for the psychological stress of users in detail in three aspects respectively,including the provision of public environment for habitable area,the molding of identity for industrialized housing community and the organizational principle for highly adaptable industrial façade grading,and it puts forward the optimization strategy and method with feasibility and pertinence,so as to provide reference for contemporary industrialized housing design optimization based on China’s national conditions.
